How Much Does a Missed Call Cost a Custom Home Builder? (2026)
In short
On Angi's 2026 national average of $825,000 to build a custom home, a missed call from a qualified buyer costs a custom home builder about $6,188 in expected gross profit, at a 15% margin, a 10% sign rate and half of callbacks failing. A caller who is just dreaming is about $619. Miss one real buyer and three dreamers in a 40-call month and it's about $8,044.
Bottom line: on Angi's 2026 national average of $825,000 to build a custom home, a missed call from a qualified buyer costs a custom home builder about $6,188 in expected gross profit. A caller who is still years away is about $619. Miss one real buyer and three dreamers in a 40-call month and it's about $8,044.

Why a builder's math looks nothing like a plumber's
A plumber misses a call and loses a $300 job today. A custom builder misses a call and maybe loses one contract, a year of work, that they'd only have signed one time in ten anyway. So the right number isn't the price of the house. It's the gross profit you'd keep, times the small chance that caller becomes a client.
Angi's 2026 guide puts the national average custom home at $825,000, with most builds between $300,000 and $1,200,000 and large luxury homes up to $3,500,000. A 3-bedroom averages $600,000, a 4-bedroom $825,000, and a 5-bedroom $1,000,000. Angi says labor is typically 40% to 50% of the build.
What one missed call is worth
Angi doesn't publish builder margins, so here are our planning assumptions; swap in your own. You keep 15% gross on a build, 1 in 10 qualified callers signs with you, and half the time a callback is too late because they've already met two other builders.
- Qualified buyer (land in hand, budget set): $825,000 × 15% = $123,750 gross, × 10% sign rate × 50% lost on a callback = $6,187.50
- Same buyer, 3-bedroom at $600,000: $90,000 × 10% × 50% = $4,500
- Early dreamer (no lot, "maybe in a few years"): $123,750 × 1% × 50% = $618.75
The dreamer still matters. They're the qualified buyer in 18 months, and the builder who answered the first call is the one they remember.
A 40-call month
Most of a builder's phone isn't leads. Say 40 calls come in: 2 qualified buyers, 6 early dreamers, and 32 from subs, suppliers, inspectors, lenders and current clients asking about change orders. You're on a site walk when the phone rings, and you miss 1 qualified buyer and 3 dreamers:
- 1 × $6,187.50 = $6,187.50
- 3 × $618.75 = $1,856.25
That's $8,043.75 in expected gross profit, and 77% of it is the one buyer. Answering the other 32 calls well matters too, just differently: a framing sub who can't reach you about a delivery costs you a day on a schedule.
What the phone should ask, and what it shouldn't touch
Do you own the lot yet? Where is it? How many bedrooms and roughly what size? Do you have plans or an architect? What's your budget range, and when do you want to start? Then book a consultation in the slots you set. A buyer with land, a budget and a start date goes to the top of your callback list.
Just as important is what it never does. It never quotes a build price, never answers a code, structural or permit question, and never promises a start date. Subs, suppliers and inspectors get a message taken and texted to you, or routed to whoever runs the schedule. Site work for a new build usually starts with grading and digging, which is why our excavation contractor missed-call math and concrete contractor missed-call math sit next to this one.
What answering costs
Our plans: Standard at $297 a month with 250 call minutes, Connected at $497 with 500, Concierge from $750 with 1,000. Minutes past your plan are $0.35, and every plan answers in English or Spanish. The 40-call month above, at 4 minutes a call, is 160 minutes, so it fits inside Standard at $297. One signed build covers it for decades. We integrate with Jobber and JobNimbus only. If you also take remodels, the remodeling answering service comparison lines up the options, and the pricing page has the plan details.
Your number
Look at last year: how many builds you signed, your real gross on each, and how many first calls you had to return. Multiply, and that's what an unanswered ring costs you. Every trade we've worked out is in our 2026 missed-call cost research.
Frequently asked questions
How much does a missed call cost a custom home builder?
About $6,188 in expected gross profit for a qualified buyer and about $619 for an early dreamer, on Angi's 2026 custom home average of $825,000, a 15% gross margin, a 10% sign rate and half of callbacks failing. Those last three are our assumptions; use your own.
How much does it cost to build a custom home in 2026?
Angi's national average is $825,000, with most custom homes between $300,000 and $1,200,000 and large luxury builds up to $3,500,000. That works out to $200 to $550 per square foot.
Should an AI receptionist give a home buyer a price?
No. A custom build can't be priced on a phone call. The AI should qualify the caller (lot, size, plans, budget range, timeline) and book a consultation, and leave every number to you.
What about calls from subs, suppliers and inspectors?
Most of a builder's calls aren't leads. On Local Call AI you write what happens on those calls: the usual setup takes a message and texts it to you, or routes it to whoever runs the schedule, so a delivery question doesn't sit in voicemail.
