How Much Does a Missed Call Cost a Home Inspector? (Buyer vs Agent, 2026)
In short
On Angi's 2026 home inspection average of $344, a missed call from a buyer costs about $129 and a missed call from a real estate agent costs about $217. Add a 20% chance of losing an agent who sends you 10 jobs a year, and that one agent call is worth about $905. The fee is small. The person calling isn't.
In short: a home inspection is one of the smallest tickets on this site, so owners tend to shrug at a missed call. On Angi's 2026 average of $344, a missed buyer call costs about $129 and a missed agent call about $217. But an agent who sends you 10 jobs a year is a $3,440 account. Give that account a 20% chance of walking after a miss and the call is worth about $905. Count who called before you count what the inspection pays.

Why an agent's call is worth more than a buyer's
Angi's home inspection guide, updated September 25, 2026, puts the national average at $344 from 34,526 verified projects, with most homeowners paying $296 to $425. The fee doesn't change with the caller. What changes is what happens next.
A buyer calling on their own is often shopping on price, and they might wait until you call back at 6. An agent has a contingency clock running, usually about 7 to 10 days, and two more inspectors in their phone. As our home inspector answering service comparison lays out, that agent is shopping on the first open slot. A callback tonight recovers very little.
| Missed call | Book if answered | Callback recovers | Lost per missed call |
|---|---|---|---|
| Buyer calling directly | 50% | 25% | $129.00 |
| Agent with a contingency running | 70% | 10% | $216.72 |
| Same agent, counting the relationship | $904.72 |
The booking and callback rates are our planning assumptions, so put your own in. Prices move the agent row more than you'd think: at Angi's Detroit average of $300 it's $189, and at the New Jersey average of $430 it's $271.
The account behind the call
Here's the row owners skip. Say an agent sends you 10 jobs a year. That's $3,440 in fees from one phone number. One missed call won't end it, but a few might, because an agent's job is to keep the deal moving, and the inspector who picks up is the one they call next time.
We put that risk at 20% for a call missed during a live contingency. That's $688 of expected loss on top of the $216.72, for $904.72. You can argue with the 20%, and you should. Go through last year's jobs and see which agents went quiet, then check whether you remember why.
This is the same pattern a foundation repair company sees from the other side of your report: the deadline raises the value of the call that follows.
What a spring month looks like
Say you miss 3 buyer calls and 5 agent calls in April while you're in attics and crawl spaces. On the table above that's $1,470.60 in lost fees. Count the relationship risk on the 5 agent calls and it's $4,910.60.
When a missed call costs nothing
A solo inspector doing 2 inspections a day can only book so many. If your next open slot is past the agent's contingency, you weren't getting that job anyway, and the fee on that call is $0. The relationship row doesn't go to zero, though. An agent who hears "I'm booked until the 14th, try this inspector" still has your number. An agent who gets voicemail may not keep it.
What the phone should ask on an inspection call
Five things: Agent or buyer? What's the property address and square footage? When does the contingency end? Any add-ons, like radon or sewer scope? Who's handling access? On our plans the AI doesn't interpret a report, say whether a defect is serious, or quote a fee you didn't write into its script. It takes those answers, offers the slots you set and flags the deadline.
What it costs to answer an inspector's phone
Our plans: Standard, $297 a month with 250 call minutes. Connected, $497 with 500. Concierge, from $750 with 1,000. Each extra minute is $0.35, and Spanish is included on all of them. On Standard, about 2 saved agent calls cover the month. Concierge recognizes returning callers, which is the feature to look at if a few agents send most of your work. We integrate with Jobber and JobNimbus only. The pricing page has the full list.
Find your own number
Pull last year's inspections and sort them by who booked: agent or buyer. Count how many agents sent 3 or more jobs. Those names are the calls you can't afford to miss. Put your fee in our missed-call calculator for the totals. Other trades are in our 2026 missed-call cost research.
Frequently asked questions
How much does a missed call cost a home inspector?
On Angi's 2026 average of $344 and our assumptions, about $129 for a buyer calling directly and about $217 for a real estate agent. Counting a 20% chance of losing an agent who sends 10 jobs a year, the agent call is worth about $905.

Angi's national average is $344 from 34,526 verified projects, with most homeowners paying $296 to $425. Its city figures run from $300 in Detroit to $430 in New Jersey.
Why does a real estate agent's call matter so much?
Because the agent is working against a contingency, usually about 7 to 10 days, and calls the next inspector quickly. An agent also books repeatedly, so a missed call can cost more than one fee.

For an agent with a contingency running, as close to right away as you can. In our planning numbers a callback recovers only about 10% of those jobs, against about 25% for a buyer calling on their own.
